Property owners are encouraged to contact the Keith County Assessor as their first step in protesting valuation. The Assessor may be able to answer all inquiries and concerns and the property owner might avoid the valuation protest process.
All valuation protests are to be filed online via www.keithcountyne.gov, by mail or hand-delivered to the Keith County Clerk, 511 N Spruce St Room 102, Ogallala NE 69153.
All protests shall be filed on or after June 1 and received no later than June 30.The County Clerk’s Office will not be open outside of the normal operating hours of Monday through Friday from 8:00 am to 4:00 pm.
The County Clerk will set a date and time for your protest hearing. The hearing will be scheduled for a short time period so time must be used wisely. There is no way to change the date/time of the hearing once it has been set.
Each protester shall be afforded the opportunity to meet in person with the Board of Equalization. The Board of Equalization shall review the data presented by the property owner and the Assessor and could, at its discretion, inspect the property. The Board of Equalization shall make an objective decision based on the data received and other relevant market data as appropriate.
Property owners shall be notified by mail of the action taken by the Board of Equalization. Any request for additional information shall be processed through the Keith County Clerk.
Property owners can appeal the decision of the Board of Equalization to the Nebraska Tax Equalization and Review Commission at http://www.terc.ne.gov/
